Job Description: Project Coordinator/Assistant Project Manager
- The primary function of the Assistant Project Manager is to assist the project team with administration and management of all activities associated with the construction project. The Assistant Project Manager is responsible for monitoring the procurement schedule, interacts with subcontractors, assists with day-to-day activities, and works closely with field superintendents to insure the project’s schedule and review quality of installed materials. An Assistant Project Manager may also be assigned overall responsibility for a smaller project where appropriate.
Overall Responsibilities:
- Assisting the project manager with managing profitability, staff development and positive client relations, in tandem with the superintendent
- Assisting the project manager with constructability reviews and problem solving
- Supervise the management of material tracking (procurement)
- Assist the Superintendent with the initial preparation and maintenance of schedules.
- Manage the Punch List and project closeout functions.
- Oversee the preparation and maintenance of the Submittal Logs
- Oversee the preparation and maintenance of the Procurement Log
- Represent at Owner, Subcontractor, and coordination meetings.
- Attend project meetings; host project meetings as required.
- Manage document control as it pertains to a specific project (RFIs, Submittals, meeting minutes, material tracking, etc.)
- Negotiate Change Orders as required.
- Assist the Project Manager in the formulation of the project budget and General Conditions
- Support the PM with including but not limited to; project setup, subcontractor bid packages, purchase orders, invoicing, certified payrolls, scheduling, document preparation and submittal, project files and documentation, attending meetings, taking and distributing meeting notes, assisting with project commissioning/closeout and provide other project support as requested.
- Attend construction-related training.
- Assist PM on-site from time to time as needed.
- Occasional travel is required.
- Occasional work on job sites.
- Occasional overtime work as needed to meet project deadlines.
Qualifications:
- A bachelor’s degree in engineering, Construction Management, Architecture, or other applicable background is preferred but not required.
- At least four years of building construction experience
- Understanding of the construction management process and procedures including estimating, budget control, scheduling, safety management, subcontracts, change orders, submittals, RFIs and closeout.
- Technical knowledge of building components and systems
- An aptitude for mentoring and training
- A passion for building
- Proficiency in basic computer skills (MS Word, Excel, Outlook)
- Effective oral and written communication skills
- Effective negotiation skills
- Effective time management and organization skills
- Thorough understanding of construction terminology, practices, and job site safety.
- Good knowledge of construction budgeting and management practices.
- Must be team-oriented and willing to assist other project coordinators as required.
- Ability to read and understand construction plans and specifications.
- Ability to enter, access, and retrieve data from company databases.
- Ability to interact well at multiple levels with the site and home office personnel.
- Strong attention to detail and ability to follow through with duties and assignments.
- Good organizational, time management, and communication skills (written and verbal).
- Experience with RMS and Primavera P6 is a plus.
- Experience with Procore is a plus.
- Experience with federal construction projects particularly DOD/USACE/NAVFAC/USAF/USSF is a plus.
$29-$41Hr OR $60-85K depending on experience and qualifications.
